Rental Guidelines

Our properties are rented for vacation use only, no large gatherings or events, are to take place at any of our rental homes

HOME CAPACITY:
Do not exceed the max capacity of your rental home. The max capacity of each home is shown on the webpage for that specific home, infants and children are factored into the count.

CHECK-IN/CHECK-OUT:
Due to the tight turn-around time for our vacation homes no early check-in or late check-outs are possible. Check-in time is 4:00PM on the day or arrival, Check-out is no later than 10AM on the day of departure. If you plan to leave early or arrive late, please let us know, so that we can make plans to have lights turned on for late night arrivals or secure the home, if the tenants are departing earlier than their planned departure date.

CANCELLATIONS:
All cancellations must be in writing and received by Agent.  Cancellations may only be made between the date that a reservation deposit is received and a date determined to be 45 prior to the tenants scheduled arrival date. Cancellations within 45 days of arrival will not result in a refund in whole or part of rental monies received. If a cancellation is made prior to 45 days of arrival, the Agent shall, as an accommodation to the Tenant, endeavor to re-rent the property at the published rate for the rental term reserved. No refund of rents paid will be made until the canceled period is re-rented and confirmed. If the canceled period is re-rented, any rent and taxes paid will be refunded less a $100 administrative fee. If the re-rental amount is less than the published rate, any difference in rental rate remains the sole obligation of the tenant. If the unit is not re-rented, all rents paid, processing fees and taxes shall be forfeited as damages. Tenants are encouraged to purchase travel insurance for all vacations.

CARE OF PROPERTY:
Tenant is expected to care for the property as if it were his or her own. Tenant acknowledges that unless Agent is notified on day of check-in of any damage or cleaning concerns, then thereafter, all damages or concerns to the property during the occupancy will be Tenants responsibility and must be reported to AGENT and paid prior to departure.

FURNISHINGS:
All properties are equipped and furnished to the Owner’s taste. Pillows, blankets, sheets and towels are provided. If you move furnishing during your stay (strongly discouraged!), furniture must be returned to its original placement. Any damage to floor, walls or other fixtures due to moving of furniture will result in damage expenses for the tenant.

APPLIANCE MALFUNCTIONS:
or service requests for heaters, appliances, washing machines etc… Will be responded to as quickly as possible. There are no rebates or refunds issued to Tenants for any reason as every good faith effort is made to insure the property is maintained to highest standards.

TELEPHONES:
Telephones are provided in some cottages. Tenant may make unlimited calls within the local exchanges. Calls outside of the local area or information request calls are additional and Tenant is expected to use their calling card. Agent will accept no toll phone charges for any reason whatsoever. Please check with owner/agent to see if your rental has an unlimited Nation Wide calling plan. If toll calls are incurred during Tenant’s stay, the changes will be passed onto the Tenant, along with a $25 Administrative Fee. Cell Phones or Calling are should be used for all calls that may incur charges.

WATER:
Water is a limited resource. If you drain a well or are left without water due to extensive usage you will not be re-imbursed nor will you be moved to another cottage. Do not wash cars or boats.

FIREPITS AND FIREWORKS
Firepits and Fireworks are not allowed at the Rental Property. If a home is equipped with a fire-pit, tenants may utilize it. Tenants are not allowed to dig a fire-pit in the lawn or the beach. Fireworks are at/on the Rental Property.

ACTS OF GOD:
Neither owners nor agents of the rental property shall be liable for events beyond their control which may interfere with guests occupancy, including but not limited to an Act of God, acts of governmental agencies, fire, inclement weather, power outages, illness, and construction, car, or fishing boat noise.

RVs
No recreational vehicles or tents may occupy the property nor may it be connected to the house for water or power supply unless authorized.

LOCKED AREAS:
for which Tenant is not provided a key, such as owner’s personal storage areas, are exempt from this lease agreement and are off limits to the Tenant. Forced entry into these areas is cause for immediate termination and Tenant will be charged for damage and/or missing items.

LOST, STOLEN OR FORGOTTEN ARTICLES:
Neither Agent nor Owner shall have any responsibility for lost, stolen or abandoned items. There will be a $25.00 fee plus shipping for any returned items.

ALL RENTALS ARE TO FAMILIES AND RESPONSIBLE ADULTS ONLY:
All Tenants must be over 21 years of age. Tenant acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property. Occupancy restricted to the maximum occupancy as set forth in this lease. Tenant agrees that the premises shall not be used for any illegal or unlawful purpose. Occupancy and use of the premises and common areas in such a fashion that disturbs or offends other neighbors shall be deemed grounds for termination. We wish you to have an enjoyable vacation, but you must respect the rights of other neighbors.

INDEMNITY:
Tenant agrees to indemnify and hold harmless Agent and Owner for any loss, damage, claim, demands, suits, judgments or liability to which Agent or Owner may be put, including reasonable attorneys’ fees, arising by reason of any injury or death to persons or property, or any claim on account thereof resulting from Tenant’s use of the leased premises.

REAL ESTATE MARKET:
If the leased home is on the Real Estate market the tenant will allow access with 24 hour notice, whenever possible.

IN THE EVENT that the Owner is unable to deliver said property to Tenant under this lease agreement prior to occupancy because of fire, eminent domain, act of nature, double booking, delay in construction or any other reason whatsoever, Tenant hereby agrees that Agent’s and Owner’s sole liability as a result of these conditions is a full refund of all consideration previously tendered by Tenant. Pursuant to the terms of this lease, Tenant expressly acknowledges that in no event shall Agent or Owner be held liable for any consequential or secondary damages, including but not limited to, any expenses incurred as a result of moving for any damage, destruction or loss.
